In order to Post a Job for a property, you will need to select the property. Once you tap on the selected property name you will be welcomed with three options for action, which are as follows.
Once you click on the icon from the property, you are able to proceed towards posting a job.
Select the property by tapping on the faded tick on the left of the property name.
Before documenting the maintenance job, the system will request to take a picture of the issue. You may skip and attach images later or select ok to proceed.
If you "Skip";
You'll be taken to select the job type and continue with documenting the maintenance job.
If you press "OK" and proceed;
You'll be asked to upload an image by one of the following options;
Once you select an image, through the vision technology, the app will recognise the elements from the image and suggest you the most suitable job type to select. You can either select from that or skip to browse from the list.
Once you select the Job Type, you'll be directed back to the job post screen, with the Job Type selection shown as follows.
In the following, you'll be requested to fill the 'Urgency' and the 'Budget' for the job.
The next step is to define the collection of the key. As the Property Manager, you are able to fill it out on behalf of the Tenant.
You are able to set the number of quotes you'd like to receive and define the job as a recurring job as well.
Note: With regards to defining the number of quotes until you accept a quote, rejected proposals will be replaced by new quotes, which will be shared by Service Providers registered in the platform. E.g. if the quota limit is 5 and you've rejected 1, the job will be available again to quote in respective Service Providers' profile.
The 5th step of the job post will allow you to add the title, description, attach more images and videos as required to further clarify what needs to be done for the task.
As it's indicated in the text field you are able to tap on the 'Microphone' icon and say what needs to be written, which will be captured and entered by the speech to text technology implemented.
You are able to draft the job at all time to be completed later on or review and publish it.
For review, you'll get a quick snapshot of the entire Job as a preview and able to edit as required.
In order to make your images more descriptive, we have given the option to edit the image so that you are able to make it more clear for the Service Providers.
You are able to do the following actions to edit an image.
Brush: To draw patterns on the image. You are able to define the brush stroke size and colour as well.
- Text: To type on the image. You are able to define the size and the colour for the feature.
- Eraser: To delete a recent activity on the image.
- Filter: Add a filter to enhance the image as required.
- Emoji: Add an emoji
- Stickers: Add stickers
- Undo and Redo: Undo and redo any changes done on the image as required.
Following is a screenshot of the edit screen.
Before you publish the job, the trades need to be invited to quote. Through Bricks + Agent, we've made it easier for you by providing multiple options in finding the most suitable Service Provider for the task, which you may find as follows;
1. Job-specific Agency, Pre-registered Trade(s)
Through this option, the job will be published to all the Trades who are registered with your organisation and matches to the job type required in the job post. E.g. if the job is for an Electrician, automatically it will be published to Electricians only.
2. All agency and Non-Agency Trades
Same as option 1, the only difference is the job opportunity is presented to every Service Provider registered within Bricks + Agent limited only to the job type required in the maintenance request.
3. Direct Work Order
As one of the most common mediums of awarding a job, we've given you the opportunity to select Trades preferred by you, allowing you to directly award the job to the respective Service Provider. This will not request for quotes as you are able to directly assign it to the Service Provider, hence it will be straightaway shown as an unscheduled event for the Trade, once awarded.
4. On-Demand Trades
Also known as "The Market Place", this is a feature that allows you to contact any available Service Providers, currently available within the vicinity of the job required property, so that you may able to quickly discuss the job and award it to be implemented right away.
If you select On-Demand Trades, you'll be able to see Trades who are available near to the job location and directly contact him and complete the job.
This option is most preferred when the urgency is a top priority or if you wish to simply get the job done sooner.
5. Direct Work Orders - Pending Invitation
The same logic of Direct Work order is applied here, the only difference is the state of the Trade. This option only contacts Trades who are invited but still haven't registered under B+A.
6. Job-specific Agency, Pre-registered Trade(s) - Pending Invitation
Yet again this option also refers to the pending invites, who are yet to be part of the B+A as Trades registered within your Agency.
7. Company or other 3rd Parties
This allows you to contact a Service Provider outside our system. You will only have to enter the Company Name and the Email, and the details of the job will be shared via email through a special link. You will not be able to use this for any registered or invited users - this is meant for strata companies or other companies that are not service providers of your organisation.
Once you select one of the options from above, you are all set to publish the maintenance request.
