Budget - While the options are direct, you as a PM will be notified when you are quoting higher than a certain amount, which will be defined in “Owner Approval Threshold”, under Organizational Preferences in Settings. The logic behind this is to alert that there is a cap amount for a specific maintenance job, as the property owner is liable to attend to and pay for it. In the event, if you’ve selected a price range higher than the defined threshold value, you can send for owner approval through 3rd step or post it by making a judgement call.
Recurring - When clicking on Recurring you will be asked to select the frequency of recurrence as well as defining a duration for the start and end of the maintenance cycle. Once the parameters are set, jobs will be automatically be created and scheduled under the posted master job.

- By uploading a file that is already archived in your document feature. More details of this option will be captured through “Document Share” mentioned under Left
Invite Trade - This feature allows you to select the trade for the job.
There are 3 options available to the property manager to invite a trade for a job.
1. Work Order
3. Strata or External
1. Work order
This option allows you to send the direct work to one of your registered trades by selecting them from the list or searching from them. You can add a quote amount, a quote estimate or not specify a budget. You can also add notes for the service provider.
Note: Option 2: Direct Work Order (Pending Invitation) – Property Manager has the ability to assign a job for trades with pending invitation (these trades have not yet registered on the platform). Furthermore, trades can see that they have a request but cannot act on it until they create the profile and is approved.
Note: In an instance when you offer a direct Work Order and the Service Provider declines the same, the job will be transferred back to the "Draft Jobs", allowing you to re-publish it to the Trades Market choosing any of the options selected.
You can select trades that are registered to your agency and you can also select trades from all suburbs as well in the event you have a trade from out of their profile set area that you want to ask to quote. You are then able to set the quote limit – the value set is set by the organization admin in the setting page but can be varied on a job by job basis. You have the option to set it as a recurring job as well – so the tradespeople are notified of this prior to placing their quotes.
Note: Option 2 (Pending Invitation):
This is the same option as quotes to preregistered trades order with the difference that these trades have not yet registered on the platform. Furthermore, these trades can see that they have a quote request but cannot act on it until they create a profile and is approved.
Your Trade + Our Trade
You can select trades that are registered to your agency or are available in the marketplace that are not yet registered to your agency. The total number of trades the job applies to is visible here. You are then able to set the quote limit – the value set is set by the organisation admin in the setting page but can be varied on a job by job basis. You have the option to set it as a recurring job as well – so the tradespeople are notified of this prior to placing their quotes.
In this view, you are able to select tradespeople that match the job type and locations that have set their status to ready for work. They can either be your preregistered tradespeople or other tradespeople in the market meeting that criteria.
3. Strata or External
This option is built for sending the job request out to third parties or companies that are not part of Bricks + Agent. This is used for strata or building managers or other warranty vendors such as JB hi-fi etc.
They will receive all the details of the job and when complete they can mark completed so you and the tenant are updated in relation to the job.
These jobs are visible in the external jobs tile.
Note: If for an unavoidable reason, the job cannot be completed the respective job can be re-awarded by the Property Manager to another party.
